* No evictions or eviction filings in the last 3 years and no more than one in the past 5 years. 

* Must have at least a 525 Credit Score.

* Section 8  NOT accepted

* Must provide 2 months worth of LOCAL check stubs.


Valor Homes reserves the right to decline any customer with excessive or consecutive eviction filings (more than 1) within the past three-five years or anyone who receives poor references from prior landlords. Any eviction filings may lead to the denial of an application or a higher security deposit.


Earnings Chart:

Rent:     $500  -  $700  - need to make rent plus $1800 a month

               $701  -  $900   - need to make rent plus $2000 a month

               $901  -  $1100 - need to make rent plus $2200 a month

               $1101 - $1200 - need to make rent plus $2400 a month

               $1201 - $1300 - need to make rent plus $2600 a month

               $1301 and up  - need to make rent plus $2800 a month

For example, if a house rents for $800, you will need to have a monthly income of $2800 to qualify ($800 + $2000 = $2800).

The security deposit is the same as one month's rent.

 

If you are currently in bankruptcy then you will be required to pay 3 Security Deposits. 

You must have been released from prison for 10 years in order to rent one of our homes for a felony conviction. If you were given probation, the date of conviction must be at least 10 years ago.
